Home Improvement: 5 easy tricks to improving the value of your home

With the Irish economy on the up and property prices recovering, it is time to look at ways of making your home’s value rise even faster.

These simple upgrades can be easily achieved and add to the appeal and value of your home in the long-run.

1. Kitchen facelift. A kitchen is still considered the heart of every home and little wonder, it is where people like to gather and even if you look at any of the multitude of TV home shows, the kitchen still rules. For a modest investment of a few hundred Euro, you could replace the kitchen taps and install a new countertop. And if you have a bigger budget, you could go for a bigger overhaul of the cabinet doors and door handles. There are even speciality companies that can do the entire makeover in a few days.

2. Give the bathroom a boost. Next to the kitchen, bathrooms are often the most important rooms to update. And you can achieve a lot without the added cost of structural work. By improving the fittings and fixtures, you can achieve a totally new look without a lot of extra cost. For example, a new toilet seat or a pedestal sink can add a look of a lovely upgrade. Replacing old grout and even some new seals around shower doors can add a look of complete new.

3. Improve the functionality of your storage. Old houses can often have poor storage space but you can change this with many low-cost storage units available at DIY stores and other home furnishing outlets that are dotted around Ireland. Some firms will design and fit a range of closet space upgrades under stairs and in kitchens. In fact, having more usable space is likely to increase the appeal of your home if you ever choose to sell it thus increasing its long-term potential value.

4. Light up. If your house is older, it might be worth your while having a qualified electrician upgrade some older light fittings. They could even tidy up any loose wiring. But the big benefit of some new electricals is they can provide more lighted space at a fraction of the running cost of old inefficient light bulbs, plus, they can be much more attractive.

5. Underfoot makeover. If your carpet is starting to go a little bald, it might be time for a makeover. Older carpet can carry a risk of damp and in some cases, even become a trip hazard but the bottom line, it can look awful. There are many floor covering options available on the market today and many providers have a full list of their services online so you should be able to get a relatively good idea of what is on offer before you take any action.
